Terms of the Airgas lease are undisclosed. However, brokersfamiliar with the center tell GlobeSt.com that the average askingrental rate is approximately $18.50 per sf. Phil Schenkel,Brandywine's Lehigh Valley regional VP, says Building B, a27,900-sf adjacent office building "is generating a lot ofinterest."

Iron Run Corporate Center is a 19-building master-plannedcomplex on 550 acres. It encompasses more than 4.5 million sf ofoffice and industrial space, and Brandywine owns and manages morethan 1.3 million sf and controls more than 65 acres for futuredevelopment.

Radnor-based Airgas is the largest US distributor of industrial,medical, and specialty gasses and welding, safety and relatedproducts. Airgas East, one of 13 regional Airgas companies,acquired rival BOC Group Inc. last month. It is establishing acustomer service center here, adding staff, and relocatingapproximately 70 employees from BOC's center in Lebanon, NJ.
