ALLENTOWN, PA-Building A, the first of two new office buildings in the Iron Run Corporate Center here, reached 100% occupancy with a lease from Airgas East for 13,802 sf. Plymouth Meeting-based Brandywine Realty Trust broke ground for the 44,200-sf, single-story, class A building in June 2003. At that time, it was 69% preleased to Pennsylvania Manufacturers Association Insurance Co.

Terms of the Airgas lease are undisclosed. However, brokers familiar with the center tell GlobeSt.com that the average asking rental rate is approximately $18.50 per sf. Phil Schenkel, Brandywine’s Lehigh Valley regional VP, says Building B, a 27,900-sf adjacent office building “is generating a lot of interest.”

Iron Run Corporate Center is a 19-building master-planned complex on 550 acres. It encompasses more than 4.5 million sf of office and industrial space, and Brandywine owns and manages more than 1.3 million sf and controls more than 65 acres for future development.

Radnor-based Airgas is the largest US distributor of industrial, medical, and specialty gasses and welding, safety and related products. Airgas East, one of 13 regional Airgas companies, acquired rival BOC Group Inc. last month. It is establishing a customer service center here, adding staff, and relocating approximately 70 employees from BOC’s center in Lebanon, NJ.
