CRANBURY, NJ-Sabry Lee Inc., an auto parts distributor, signed a lease for 77,000 sf of warehouse/distribution space at the 230,000-sf 5 Fitzgerald Rd. here. Terms of the lease were not disclosed.

The signing will fill the building, which is still under construction. The developer/owner of the asset is the locally-based Matrix Development Group, and the new building is situated within that company’s CenterPoint at 8A Industrial Park. The name of the park, of course, reflects its location within the New Jersey Turnpike Exit 8A submarket in Central New Jersey, about halfway between New York and Philadelphia.

Alec Taylor, chief operating officer of Matrix, says the rapid lease up “demonstrates the continuing confidence in the desirability of this location.”

The signing of Sabry Lee follows an earlier deal for the remaining 153,000 sf of the building by Genera Corp. The latter is also in the automotive parts business: It’s the North American distribution subsidiary of TYC Brother International Co., a Taiwan-based maker of aftermarket auto lamps.

5 Fitzgerald Ave. itself is a one-story building of pre-cast structural concrete with 36-foot ceiling heights. The designer was Venezia & Associates of New Brunswick, NJ, which had positioned the speculative building for potential multi-tenant use.

It’s also one of more than 20 buildings that now make up Matrix’s CenterPoint at 8A Industrial Park. The park consists of more than six million sf of industrial, office, R&D and corporate headquarters space. Other tenants include Sony, Siemens, the Associated Press, Volkswagen and WW Grainger, among others. Sabry Lee’s new home is adjacent to both the recently completed Appliance Dealers’ Cooperative building, which was done as a build-to-suit, and to a building now occupied by the Davlyn division of Shiseido Cosmetics.
