"Rail was very important to these guys," says John Pompay of CBRichard Ellis Inc. in Phoenix, who represented Bull Moose alongwith Jerry McCormick and John Werstler. The seller, PrairieVillage, KS-based Big Industrial LLC, was representedinternally.

"They looked for six months throughout the Southwest to find afacility," Pompay says. The building, situated on a 14.7-acre site,is one of two buildings previously owned by Rohn ProductsInternational LC, which makes cell tower bases. The company soldthe buildings to Big Industrial about a year ago, he says. CardinalGlass Industries Inc. of Eden Prairie, MN, acquired the otherbuilding.

Pompay tells GlobeSt.com that Bull Moose would have paid twiceas much for a rail-served facility in Phoenix. "All of thebuildings we were looking at in Phoenix were $5 and $6 million," hesays. "They got a good price for the building in Casa Grande."
