"Acadia Green Office Building was a perfect fit," says AdamTolson, a principal at Lee & Associates Arizona who representedthe buyer. The seller, Targun Properties of Scottsdale, wasrepresented internally. "We couldn't find anything in Phoenix, and(the firm) is going to be able to move into the new space withoutmaking any changes," Tolson says.

Tolson tells GlobeSt.com that Clear Creek Associates will movefrom 4,492 sf at 2150 E. Highland Dr. to 5,000 sf in Acadia Green.Executive suite tenants occupy the remaining 5,000 sf of thetwo-story building. Asking rental rates range from $18 to $19 persf.

Clear Creek Associates will relocate more than 20 employees toits new headquarters location, Tolson says. "The new location iscloser to the company's employment base and clientele," he notes.In addition to expansion space, Tolson says Clear Creek Associateswanted to buy a building for tax and investment purposes.
