Already on the site is the Kassenborg Block building, which mayeither be renovated or demolished, depending on which proposal isselected. All three slate the 130-year-old Douglas House at 111 4thSt. S. for demolition, despite historic interest in thebuilding.

Sherman Associates of Minneapolis has proposed an $18-millionplan that includes a 15,000-sf to 20,000-sf art center and asculpture garden, with 56 condominium units on the south side and a9,600 sf retail space combined with 20 apartment units.

Roers Development, MetroPlains Development, Atelier Heamavihioand JLG Architects of St. Paul and Fargo propose a $14.5-millionproject calling for 17,700 sf of retail space and 96 housing units.The Kassenborg Block building would be renovated and used as a bankand loft building.
