MOORHEAD, MN-By the end of this month, city officials will chose one of three proposals submitted by builders for the three-acre Downtown redevelopment site covering the northeastern and southwestern corners of Main Avenue and Fourth Street. The proposals call for up to $18 million of mixed-use housing and retail construction, as well as underground parking, to be built over the next two years.

Already on the site is the Kassenborg Block building, which may either be renovated or demolished, depending on which proposal is selected. All three slate the 130-year-old Douglas House at 111 4th St. S. for demolition, despite historic interest in the building.

Sherman Associates of Minneapolis has proposed an $18-million plan that includes a 15,000-sf to 20,000-sf art center and a sculpture garden, with 56 condominium units on the south side and a 9,600 sf retail space combined with 20 apartment units.

Roers Development, MetroPlains Development, Atelier Heamavihio and JLG Architects of St. Paul and Fargo propose a $14.5-million project calling for 17,700 sf of retail space and 96 housing units. The Kassenborg Block building would be renovated and used as a bank and loft building.

In the third proposal, Fargo’s Sterling Co. proposes a $16-million retail and housing plan with 18,750 sf of retail space and 108 condo and apartment units, including a three-story apartment building and a renovated Kassenborg Block building.

Developers will present their proposals to residents for comments at a public meeting Feb. 19.
