Anchor tenants will include a Wal-Mart, which will occupy150,000 sf, and a 153,000-sf Sam's Club. Cost figures for FreeholdMarketplace, which will sit on an 87-acre site along the Route 33bypass here, have not been released.

The final version of the project is a somewhat scaled backversion of Developers Diversified's original 500,000-sf proposal.The reduced size still drew public criticism at last week'splanning board meeting, mostly related to traffic. For one thing,the Freehold Marketplace site is located adjacent to FreeholdRaceway Mall, a 1.7-million-sf super-regional center owned by anaffiliate of the Rochester, NY-based Wilmorite that is currentlyundergoing a 350,000-sf expansion.

As part of the planning board's approval, Developers Diversifiedwill be making a major contribution to local road improvements. Atthe planning board meeting, Karl Pehnke of the engineering firmSchoor DePalma, representing the developer, told the board andattendees that the company had agreed to pay at least $2 million tohelp fund such improvements. According to the traffic engineer,those improvements will include road widening, new traffic controlsand a new turn-off.
