LOS ANGELES-The New York-based investment and development firm Tishman Speyer has acquired the 78% leased, 371,000-sf 6300 Wilshire Blvd. tower for $75 million in a value-added play that is one of two new deals brokered by Cushman & Wakefield in which New York investors have purchased L.A. office properties. The other buyer was Somerset Group LLC, which has purchased the 100,000-sf 888 W. Sixth St. office tower, also known as the Brooks Brothers building, for $25.2 million.The sale of the 21-story, 6300 Wilshire building was brokered by Richard Plummer, David Hasbrouck and Andrew Harper of the Downtown Los Angeles office of Cushman & Wakefield on behalf of the seller, Atlanta-based Fosterlane advisers, which had owned the property for 20 years. In the 888 W. Sixth St. transaction, Plummer, Harper and Kinden Mitchell of the Downtown office of C&W represented the seller, with the buyer represented by Colliers Seeley International.The 6300 Wilshire building, which was built in 1972 and underwent a complete renovation in 1993, will be managed and leased in-house by Tishman Speyer. Among its major tenants is Advance Publications, which owns the Condé Nast, producer of Vanity Fair and other popular magazines, as well as the Parade and Fairchild publication groups, American City Business Journals and the Golf Digest Cos. Another major tenant, McCann-Erickson advertising agency, is in 45,000 sf of space in a lease that expires in May 2006 and is on the market for sublease.The 888 W. Sixth St. building, which is 100% leased, traded in an off-market deal in which the buyer made an unsolicited offer to the seller, Pacific Eagle, an advisory firm representing an Asian investor fund. Brooks Bros. occupies the ground floor of the 15-story building building on a long-term lease. The building was completed in 1973 and had been owned by the seller since 1998.
