ARLINGTON, VA-The Crystal City submarket, long popular with federal offices and government contractors, is expanding its horizons as is evidenced by PBS’s recent commitment to space in the 276,000-sf office building at 2100 Crystal Dr. The public television company has signed a lease for 110,000 sf of space in the 11-story tower, effectively kicking off the relocation from its current headquarters on Braddock Place in Alexandria, VA.

Real estate services firm Staubach represented PBS in the lease transaction with property owner Charles E. Smith Commercial Realty, which represented itself in the deal. Financial terms of the agreement have not been disclosed; however, Charles E. Smith is marketing relet space at $31 to $33 per sf.

Sometime during the first quarter of 2006, PBS will settle into a space at the 36-year-old office facility that formerly housed a portion of employees of the US Patent and Trademark Office. And the broadcaster is getting a royal welcome from the owner, which will rename the property’s west plaza and rear access road to PBS Plaza.

“Welcoming the PBS organization to Arlington shows just how attractive our community is for so many different types of organizations,” says Barbara A. Favola, chair of the Arlington Board. “And, I’m sure PBS’s new home in Crystal City will be the first of many prestigious organizations we are able to attract due in part to the exciting revitalization of this neighborhood.” Other tenants who have recently committed to vacated Patent Office space in Crystal City include Lockheed Martin Corp. and the US General Services Administration’s Federal Supply Service.
