ONTARIO, CA-Fremont Investment & Loan of Anaheim has signed one of the largest Inland Empire office leases this year by taking 40,000 sf for five years at 3110 Guasti Rd. in the University Plaza development. Terms of the lease were not disclosed, but asking rates at the 105,000-sf building run about $2.05 per sf per month, gross. Taylor Ing of CB Richard Ellis tells GlobeSt.com that Fremont will occupy the top two floors of the building, where all but about 3,000 sf of the space is filled. Ing and Michael Day represented the landlord, Los Angeles-based the Trenton Group, with Fremont represented by Serge Vishmid of Grubb & Ellis’ West L.A. office and Chon Kantikovit of the firm’s Newport Beach office. The tenant is slated to move into the space in January. With the signing of the lease, Fremont Investment is expanding its operations into the Ontario market, part of a continuing trend in the migration of corporate space users from Orange County to the Inland Empire. “The financial services industry is officially looking to the InlandEmpire as a place to grow and expand their businesses,” Ing says. This marks a significant shift because such firms along with other corporate user in the past have relied on L.A. and Orange County offices for servicing the Inland Empire.The Fremont lease is further evidence of the growth of the Inland Empire office market, which has been outperforming many if not most US office markets for several years, albeit the Inland Empire office inventory is considerably smaller than other markets. Real estate executives and economic development officials point out that the office market expansion is the result of corporations bringing professional and higher-paying jobs to the two-county region, which formerly was primarily a low-wage, blue collar bastion.The new Fremont lease also represents the latest expansion for the company and its related entities. Earlier this year Fremont Investment & Loan’s parent company, Fremont General Corp. moved its headquarters to the Water Garden complex in Santa Monica in a 10-year lease for 62,000 sf.
