The Hewlett-Packard vendor is relocating and expanding from50,000 sf at 10515 Okanella St., says Brad Marnitz, an industrialbroker with NAI Houston who represented Foxconn. Andrew Mele oflocally based Liberty Property Trust negotiated terms for thebuilding owner, Liberty Property Partnership.

Marnitz, who's mum about the lease length and other terms, tellsGlobeSt.com that Foxconn, which first established a presence inHouston in 1999, evaluated three other facilities before choosingthe Little York Road facility. "The facility had to be close to thenorthwest corridor because of their work with HP," he says.

Foxconn Assembly will have about 150 people working in the150,000-sf building, which is now 100% leased, according toMarnitz. The building, built in the late 1990s, is fullyair-conditioned and boasts an 8,000-amp power source, key to thefinal decision because "Foxconn needs heavy power," he says.Similar flex industrial space leases for $4.80 per sf to $6 persf.
