Robert DeGrilla, account manager for leasing services in thelocal office of Advantis Real Estate Services Co./GVA, handled thethree transactions for owner Dr. Phillips Inc., one of the largestprivately held real estate organizations in Central Florida.DeGrilla says he can't disclose the rents or lease lengths becauseof a confidentiality clause in his listing contract withPhillips.

But other brokers familiar with the northwest Orlando submarkettell GlobeSt.com the average effective rent for comparable space isabout $12 per sf. That would put the estimated gross value of thethree transactions in the $3-million range. Brokers estimate thelease lengths at five years.

Habitat for Humanity renewed its 12,000-sf headquarters at 1925Traylor Rd. That deal allows the group to relocate and expand itsthrift-store operation in 22,230 sf at 2105 N. Orange BlossomTrail, DeGrilla says. The tenants represented themselves in allthree transactions.
