The Dayton, OH-based Dayton Superior Corp. will move in byyear's end to 51,268 sf at 1002 Avenue T in Grand Prairie, signinga five-year lease at a market rate, John Fainter with Holt LunsfordCommerical in Dallas tells GlobeSt.com. "It's a competitivemarket," he stresses, "and we did a market deal."

Finish-out has begun for the Dayton Richmond division, whichdistributes concrete products. Michael Stanzel with the Robert S.Lynn Co. in Dallas structured the pact on the tenant's behalf.

Once the location for Titan Tires, the building was on themarket for $3 per sf net. Sealy & Co. Inc., with offices inDallas and Shreveport, LA, got the structure in March in a15-property, 1.8-million-sf portfolio in Dallas/Fort Worth andHouston from the Boston-based TA Associates Realty Inc. Not onlywas the building dark when it was bought, but it's part of thehardest hit industrial submarket in the region. At the thirdquarter's close, the Great Southwest was shouldering a 19.1%vacancy in a 63.5-million-sf inventory.
