SEAL BEACH, CA-Olson Urban Housing, a developer of affordable in-town housing, is expanding into 40,000 sf of office space at Equity Office Properties Trust’s Bixby Office Park as a result of the housing company’s continued growth. Olson has signed a lease with Equity Office for the space at the 275,300-sf business center, which the tenant says it chose for its central location. Terms of the deal were not disclosed. Asking rates for the space are $27 per sf per year.Remaining at the Seal Beach location was important because the company works on urban infill projects throughout the region, according to Steve Olson, chairman of Olson Urban Housing.Olson’s new space is in a neighborhood known as the Old Ranch Town Center area, where the company has been for 16 years. The housing company has expanded over the years at Bixby Office Park and is now one of the largest tenants at the property, notes Bert Dezzutti, SVP of Equity Office’s Los Angeles Region.Al Nagy of the Nagy Group represented Olson Urban Housing, with Equity Office represented internally by Brad Simpkins. Bixby Office Park comprises three four-story buildings on a site visible from the San Diego Freeway. The park features a number of amenities, including two freestanding restaurants, Spaghettini and Kobe Sushi, as well as shopping and restaurants within a few blocks.Olson Urban Housing is part of the Olson Co., which was founded in 1988 and is headquartered in Seal Beach. Its developments include live-work and mixed-use developments, artist lofts, transit-oriented projects, brownstones, single-family attached and detached homes in partnership with cities and other agencies.
