"After a thorough investigation, wedecided that staying at our current location was the bestalternative for our clients, employees and company."

Built in 1970, 120 Front St. is a 174,000 sf nine-story class Aoffice building located in the Downtown area. It was purchased byBerkeley Investments Inc. in partnership with Starwood Capital andis part of a complex that includes approximately 450,000 sf ofoffice space at 100-120 Front St. and more than 565,000 sf ofretail space at the Worcester Common Fashion Outlets. The site sitson 22 acres and has a 4,000-car parking garage. Berkeley alsoserves as asset manager.

The office space is currently 75% leased to a variety of tenantsincluding Bank of America and Fallon Clinic. Berkeley wasrepresented by Brian Mazzocchi, asset manager at Berkeley, and PhilDeSimone of Spaulding & Slye Colliers. Harleysville wasrepresented by Jon Sarkisian of CB Richard Ellis. Financial termsof the lease were not released.
