Irvine-based Eclipse and Newport Beach-based Spring Creek spentthree years in planning and city approvals for the 35-acre site,where demolition is under way on the former buildings at the centerat the same time as the new construction gets under way. Thedevelopment site is on the northern section of the reuse project,between Lakewood and Bellflower Boulevards at Stewart and Grayroads. The retail center will be a neighbor to the 73-acre DowneyStudios, a 1 million-sf television and movie production facility,and also near the 30-acre Kaiser Downey Medical Center, a 1million-sf hospital and medical office complex. The retail andmedical facilities border the Columbia Memorial Space LearningCenter and a 13-acre public park. Eclipse is a 20-year-old firm ledby Douglas Gray, its president. Spring Creek Investors is led byTom Purcell, president, and has financed retail, residential andcommercial projects.

Downey Landing is being designed by Architects of Orange, withconstruction being handled by Lyle Parks Jr. Construction. Leasingagent for the property is Paul Bernard with Downey Landing LLC. Theland occupied by Downey Landing and the other developments was oncehome to NASA and Boeing operations before the space agency and thegovernment aerospace contractor ceased operations there some timeago.
