"This is a major expansion for Designer Stone Center," says DonHaley, a partner with Houston-based Haley Martin Associates, whorepresented the supplier. "They are expanding by about 60%." ClayDevelopment was represented internally by Robert Clay.

Designer Stone is relocating from a leased building at 7221Wynnwood Dr. "They wanted to own and control their own building,"Haley says. "And they wanted to put some extras in the showroomthat a business wouldn't do if they didn't own the space."

Haley tells GlobeSt.com that the supplier pursued abuild-to-suit transaction with Clay Development based on thequality of the location and the building. "The Tanner Freeport areahas really become a Mecca for showrooms," he explains. Moreover,the single-story building is constructed with a metal roof, whichallows for a free-span building with no columns.
