Gupta, who brokered the deal with Equis' Steven Ashhurst, tellsGlobeSt.com that Apache Junction is experiencing a lot ofresidential growth, but does not offer a lot of office space. "Thespace that is available is leased up quickly," says the tenant'sbroker.

Apache Junction Pediatrics' space is similar to an office condo,Gupta says. The 20,000-sf, single-story building was built on aspeculative basis by Coldwell Banker Success Realty of Phoenix. Thejust-finished building is now about 50% leased while itsone-year-old sister building, 18,000 sf, is fully occupied. Thebuildings' quoted rents run from $18 per sf to $20 per sf, fullservice. Coldwell Banker Success Realty's in-house broker BarbaraSchultz negotiated its terms.
