CARSON, CA-Watson Land Co. has signed two new tenants to 541,700 sf of space at Watson Industrial Center South, bringing to 800,000 sf the total of leasing at the project in the past two months. The newest tenants include Custom Goods, which signed for 367,532 sf in three buildings in a deal valued at more than $10 million; and V&S Transportation, which leased 174,238 sf to V&S Transportation. When combined with the recently announced Price Transfer lease for 219,621 sf, the total of new leases at Watson Industrial Center South in the past two months tops 800,000 sf. Kirk R. Johnson, SVP of real estate operations for Watson Land Co., reports that the new tenants are logistics and distribution related companies that underscore the popularity of the South Bay as a center for transportation and management of goods regionally, nationally and globally because of the area’s location between the Los Angeles-Long Beach port complex and Los Angeles International Airport.The space at Watson Industrial South is the headquarters for Custom Goods, which has taken space for four years each in buildings of 136,400 sf at 1031 Watson Center Road and 117,800 sf at 1035 Watson Center Road; and 113,332 sf for five years at 1130 Watson Center Road. The V&S Transportation lease is for 18 months at 1071 E. 233rd St. Lance Ryan and Mike Bodlovich of Watson Land Co. represented the Carson-based development and management firm in the transactions. Watson Industrial Center South is bounded by Wilmington Avenue, Sepulveda Boulevard, Avalon Boulevard and 223rd Street, close to the San Diego 405, Artesia 91, Harbor 110 and Long Beach 710 freeways. The center is part of a portfolio of more than 12 million sf of commercial real estate that privately held Watson owns throughout Southern California.
