HOUSTON-For the past 20 years, Oriental Crest Trading has been jumping back and forth between the two class B buildings owned by Beverly Hills, CA-based Unilev Management Corp. in Regency Square Business Park.

Oriental Crest Trading, marking its eighth expansion in the development, signed a long-term lease for 10,000 sf at 6161 Savoy Dr., the 233,000-sf, 12-story Wells Fargo Tower. Currently, the import company leases about 8,000 sf at 6200 Savoy Dr.

“We couldn’t accommodate the expansion in 6200 Savoy so Oriental Trading moved across the street,” says Charles Scoville, a senior vice president with Grubb & Ellis Co. in Houston, who handles the leasing for Unilev Management Corp. Oriental Crest Trading was represented by Tim Crockett, senior vice president, and Lew Faraclas, associate, with Henry S. Miller Commercial’s Houston office.

Crockett tells GlobeSt.com that Oriental Trading’s move is better than staying in the same space. “They are able to reconfigure all their space to meet their current needs,” he says. “They can do a fresh, efficient design and layout.” Oriental Trading will move into its new space in February 2005 after the finish out is completed by Houston-based contractor IGC.

Built in the early 1980s, 6161 Savoy Dr. is about 85% occupied. The rental rate for the building $15 per sf.
