SAN DIEGO-Plans have been submitted to the City of San Diego for a proposed three-story, 85,000-sf, mixed-use project. The development project, which will be known as Brewery II Rowhomes, would go up in the Midway/Pacific Highway district of San Diego.

The tract, located at the corner of Hancock and Washington Streets, is owned by San Diego-based Pacifica Companies and is currently being leased as airport parking, according to an official with the design team on the project. Pacifica has retained San Diego-based KMA Architecture & Engineering as the design architect for the project. The new project will be located across from Mission Brewery Plaza and adjacent to Washington Street trolley station.

The three-story project will feature ground-level retail that will have 14 street-front shopkeeper units, each 525 sf. Also on tap is an 1,850-sf retail space set for a restaurant. On the top two floors will be 94 one- and two-bedroom rowhomes. The residential units will range from 500 sf to 1,200 sf. The project will also have one level of underground parking. As part of the plan, Pacifica has agreed to develop a public urban park along the western boundary of the site, according to a report by KMA.

Brewery II Rowhomes adds to KMA’s portfolio of mixed-use residential projects in San Diego, including Nexus (East Village) for Centex Homes, Union & Beech (Little Italy) for CityMark Development, Parkloft (Ballpark District) for Douglas Wilson Companies, Park Terrace (East Village) for Intracorp, DECA and 301 University (Uptown) for UP Inc. and Sunshine Avenue Rowhomes (El Cajon) for B&H Property Systems.

The KMA design team for Brewery II Rowhomes includes Joseph Godlewski, Jack McKeown, Robb Walker and Neville Willsmore. The landscape architect is Marian Marum of Marum Partnership. Mark Brencick of Landmark Consulting is providing civil engineering services.<p?
