BRIDGEWATER, NJ-The Archon Group’s New Jersey office in Chatham is set to launch construction of 515,000 sf of office space here. The approvals are in place for Bridgewater Technology Campus in this Somerset County community, according to Sam Morreale, director of development and leasing.The start of construction on the property, located at 765 Route 202 in the I-287 corridor, depends on securing tenants. Bridgewater Technology Campus is currently being marketed for lease, according to Morreale, and the space will be available for occupancy 12 months after lease signing.The project is actually part of a total of one million sf of space that Archon currently has under development in the Garden State. The Irving, TX-based company is a wholly owned subsidiary of Goldman Sachs.”We have made a significant commitment to New Jersey, as evidenced by our volume of development projects, as well as pending acquisitions,” Morreale says.Among the other projects the company is working on in the state is a 190,000-sf class A office building at 45 Airport Rd. in Morristown. The project is a little unusual in the current market in that it’s being done on spec. It will be available in early 2006, according to Archon’s regional director of commercial real estate Fred Arena, and will join two existing buildings totaling 96,207 sf in Airport Office Park.Archon is also currently renovating 197 Ridgedale Ave. in Cedar Knolls and is currently marketing the asset for lease. The company is targeting office and medical uses for the asset, which totals just over 80,000 sf. Finally, the company is developing Crosspointe Technology Center in Whippany. Located at 26 South Jefferson Rd., the site is fully approved for 112,000 sf of class A office space, or as a special use facility. Crosspointe Technology Center similarly awaits a tenant, and the space can be delivered 12 months after lease signing, according to Arena.
