Birmingham-based AZD Associates Inc. is the architect. RoyalOak-basedNowak & Fraus is the engineer. The 22-acre projectwould be built in two phases, with the first to includeconstruction of 192 condos ranging between 1,000 sf and 1,200 sfand starting at about $200,000 each, says Steve Nolan, presidentand chief executive officer of Nolan.

The retail space likely would include a coffee shop, otherrestaurants and service businesses, such as a dry cleaners. Thesite also would include a health club and pool.

Bowman says plans for the site have grown since the developermade a "cookie-cutter-type" proposal more than a year ago. Theoriginal plan had about half as many condos, less retail space andprice tag of about $35 million, he notes. City officials wanted amore elaborate plan, Bowman says.
