SAN DIEGO-NuVasive Inc. has signed on to fill space once occupied by computer giant Gateway Inc. The biotech company has agreed to sublease 62,367 sf from Gateway in the University Town Center area. Terms of the sublease are $9 million for 97 months, which finishes out the original lease signed by Gateway.Tom van Betten of Burnham Real Estate ONCOR International tells Globest.com that “the NuVasive deal is the last component of filling sublease space left vacant when Gateway moved out a couple years ago.” The property at University Town Center is owned by CarrAmerica and was leased to Gateway Inc. But 180,000 sf of class A space was left vacant when Gateway relocated to Poway. Illumina Inc., a genetic-technology company that specializes in improving drugs, took 81,000 sf and, as reported on Globest.com, CoStar Group Inc. took 41,551 sf in July 2002.”We’re at the end of the trough that the dot bomb left,” says van Betten. “In general, there’s a reduction, county-wide, in quality sublease space.”Burnham’s van Betten and Seth Dudley from the Los Angeles office of Studley represented Gateway Computer. Buddy Norman of The Staubach Company’s San Diego office represented NuVasive.The biotech firm moved to the new location in November from its former corporate headquarters at 10065 Old Grove Road in San Diego. NuVasive also has offices in Munich, Germany. The medical device company focuses on the design, development and marketing of products for the surgical treatment of spine disorders. According to a company report, the U.S. spine fusion market is a $2 billion annual business. “Our current principal products include a minimally invasive surgical platform that we call maximum access surgery, or MAS, and classic fusion products,” according to the company report. “Our products have been used to date in over 15,000 spine surgeries, including over 10,000 spine fusions.”
