CHICAGO-While a law firm is moving within the West Loop, a clinical software company is moving its headquarters to the Merchandise Mart. Hall Prangle & Schoonveld signed a 15,984-sf lease at 200 S. Wacker Dr., making a move from 225 W. Washington St., while Allscripts Healthcare Solutions is taking 13,000 sf at the Merchandise Mart.

Hall Prangle & Schoonveld’s move is another case of a tenant having several competing options in a soft office market. The firm was able to swap class-A space it was subleasing for class-A space on the 33rd floor of the 40-story building closer to Metra’s major commuter rail stations. “For an emerging law firm, this is a great opportunity to establish a powerful presence in the Chicago market,” says Studley managing director Andrew Kelly, who led a team representing Hall Prangle & Schoonveld.

Studley also represented Allscripts Healthcare Solutions, which will keep some operations at 2401 Commerce Dr. in Libertyville while most of the executives move Downtown. “Allscripts needed to be closer to clients, current and prospective employees and the downtown business community,” explains senior managing director Joshua Gorin.

Although terms were not disclosed, Allscripts Healthcare Solutions got a below-market rental rate, according to Studley, in a 3.5-million-sf building where gross rates begin at $24 per sf. Director and branch manager John Goodman and executive vice president Richard Schuham also were involved in negotiations with John Dempsey of CB Richard Ellis and Karin Crai of Merchandise Mart Properties.
