SEATTLE, WA-Bedford Property Investors has sold a 297,228-sf, two-building office complex here for about $65.7 million. The buildings are located on a ground lease in the Fremont neighborhood and are occupied in large part by San Jose, CA-based Adobe Systems at an average annual lease rate of about $18 per sf, according to SEC filings.Bedford, the suburban office REIT from Lafayette, CA, did not release the name of the buyer. However, local sources tell GlobeSt.com the buyer is Hamburg, Germany-based Deutsche Immobilien Fonds AG, which last year acquired the 20-story Millennium Tower Downtown. Known as DIFA, it is the real estate arm of Union Investment Group. Bedford SVP Stephen Silla declined comment on the transaction.The Adobe Buildings, as they are known, are located on 7.2 acres at 701 and 801 North 34th St. They were built in 1998. The only listed vacancy is in the 136,111-sf 701 building, which has about 21,000-sf available. The asking rate is $24 per sf per year.
