WALTHAM, MA-Oasis Semiconductor, which is an independent supplier of system controller semiconductors for multi-function-peripherals, has taken an additional 83,000 sf here at the Waltham Weston Corporate Center from Boston Properties. This is the second expansion in the building for Oasis Semiconductor, who had previously expanded to 30,000 sf in September of 2003.

“Expansion is essential for growth companies like Oasis,” David Provost, senior vice president of leasing for Boston Properties, says in a statement. Efficiency and lease flexibility were key determinants in making this happen.”

John Boyle, principal of Trammell Crow Co., represented Oasis Semiconductor in this transaction. Provost and Jeffrey Lowenberg, senior project manager, represented Boston Properties.

Located at the intersection of Route 128 and Route 20, Waltham Weston Corporate Center is a 300,000-sf, six-story, Class A office building. On-site amenities include a full-service Rebecca’s Café, a fitness facility with showers and lockers and a shared conference center for use by tenants. The building also features covered parking.

With the completion of this transaction, the building is now 86% leased, according to Trammell Crow. Details of the lease were not available, but the firm’s website lists rents at $21.75 to 26 per sf. Other tenants include Microsoft, Netegrity and Principal Financial.
