WEST CHESTER, PA-Electronics Boutique’s 80,000-sf warehouse building on 7.3 acres at Two Hagerty Blvd. sold for $5.5 million, or $68.75 per sf. In May, the company, which owns and operates more than 1,800 EB Games stores in 10 countries, broke ground for a new 315,000-sf distribution facility in the Bellair Business Center in nearby Sadsbury, estimated to cost approximately $13 million.

John Lieberman, a principal at Wayne-based Lieberman Earley & Co., represented Electronics Boutique in the sale to Siegfried Goshen Inc. Jim Lees and Jeff Duffy of locally based Source Realty represented the buyer. Lieberman had also arranged for the development and subsequent purchase of the game company’s new facility. This sale, Lieberman says, “was part of an overall strategy of Electronics Boutique to increase its distribution capacity to accommodate its fast growing worldwide network…[enabling the company] to be extremely cost effective while doubling its Eastern US distribution capability.”

The buyer is a corporate entity of Kathy and Jeffrey Siegfried, owners of locally based Omni Cable, which is now located at 905 Airport Rd. They plan to relocate Omni Cable’s offices and operations into approximately 55,000 sf of the Hagerty Boulevard property and lease the remaining 25,000 sf.

The building was completed in 2000 and is zoned I-2 light industrial. It went on the market at an asking price of $5.6 million. The structure contains 2,000 sf of finished office space, a lunchroom, 41- by 53-foot column spacing, 24-foot ceiling heights, and one drive-in and eight tailgate loading doors along with other up-to-date systems and amenities. A paved, lighted parking area on the site can accommodate 135 cars.
