CB Richard Ellis was the sole brokerage firm on the deal, withJohn Wilhide representing property owner Madison Warehouse Corp.,and Justin Mohler stood in for Tristar. CB Richard Ellis marketsspace at the warehouse property for $4.50 per-sf.

Located near the CSX railroad and the Port of Baltimore, an areaon which much of the company's activities center, 1301 Chesapeakewas completed in mid-2004 for $7 million. The industrial facilityis located in one of the city's enterprise zones, thereby providingTristar with certain tax breaks for making its home in theunderutilized area. "Tristar's selection of 1301 Chesapeake is thefirst indication that the urban renewal of Fairfield is under way,"Wilhide says. "The city's efforts to make Fairfield an attractiveplace for companies to do business have certainly paid off."
