Piedmont Capital Partners of suburban Roswell, for example, seesa niche along the GA 92 corridor between Woodstock and Roswell foran estimated $4-million, 50,000-sf office condominium building toaccommodate small service firms, such as lawyers, accountants andinsurance companies. The development site is at GA 92 and TrickumRoad.

In Downtown Atlanta, Urban Realty Partners plans to erect theReynolds, a 130-unit residential condominium building with 8,000 sfof ground-floor retail across from the 55-story, 1,023-foot tall,nearly 1.3-million-sf Bank of America Plaza tower, the tallestcommercial building in Georgia. The condo units are projected tosell for $190,000 to $400,000, Downtown brokers familiar with theproject tell GlobeSt.com. The development site is at PeachtreeStreet and Linden Avenue, a location that previously housed aboxing gym and surface parking lot.

On the office investment sales side, a private Atlanta buyer haspurchased Woodside Center and Woodside Exchange in suburbanAlpharetta from K&K Holdings for $13.4 million or $102.73 persf. The two properties, totaling 130,428 sf and 85% leased atclosing, include three one-story office buildings and one two-storybuilding at 1000 Mansell Exchange West and 3775 Mansell Road in theNorth Fulton submarket.
