WDS Enterprises Inc. signed a long-term lease for its five-yearaddress in the 176,392-sf structure at 1102 W. North CarrierParkway, Michael Stanzel with Robert Lynn Co. in Dallas tellsGlobeSt.com. The owner of record, Lit Industrial Texas LP ofDallas, was represented by Tom Dodge with Dallas-based TrammellCrow Co.'s Arlington office.

The straight-up renewal coincided with a lease expiration,according to Stanzel, who says the tenant picked up extensiveupgrades to its space as a result of the negotiations. WDSEnterprises, he adds, was on the prowl to relocate whensignature-catching terms went on the table to keep it in place."They seriously considered all their options," he says. "I thinkthey did well and the renewal competed well with the market." Onaverage, office/warehouse space for 1980s-era product in the GreatSouthwest is bringing $3.50 per sf net, according to localcomps.
