GRAND PRAIRIE, TX-A firm that repairs copiers has re-upped 50,112 sf of office/warehouse space after shopping the Great Southwest Industrial District and then inking a deal that keeps the three-tenant building fully leased.

WDS Enterprises Inc. signed a long-term lease for its five-year address in the 176,392-sf structure at 1102 W. North Carrier Parkway, Michael Stanzel with Robert Lynn Co. in Dallas tells The owner of record, Lit Industrial Texas LP of Dallas, was represented by Tom Dodge with Dallas-based Trammell Crow Co.’s Arlington office.

The straight-up renewal coincided with a lease expiration, according to Stanzel, who says the tenant picked up extensive upgrades to its space as a result of the negotiations. WDS Enterprises, he adds, was on the prowl to relocate when signature-catching terms went on the table to keep it in place. “They seriously considered all their options,” he says. “I think they did well and the renewal competed well with the market.” On average, office/warehouse space for 1980s-era product in the Great Southwest is bringing $3.50 per sf net, according to local comps.
