The 200 Central Ave. building totals 45,800 sf and was built in1926 as an elementary school. More recently, the property wasoperated as the Webb School and in 1986 was gut renovated andconverted to office use. The building, which is set back fromCentral Avenue on a hilltop, is currently 99% leased to 12 tenants.Tenants include Empire State College, which occupies 12,151 sf;Leon Henry, an advertising space brokerage firm, which occupies8,841 sf; and financial planning firm Planning Concepts, whichmaintains a 7,800-sf office at the property.

Dadourian says that Marli Hartsdale plans to undertake someminor improvements to both the interior and exterior of thebuilding. "It is our first acquisition where we have broughtinvestors in. We are working on other [deals] as we speak." Henotes that the firm is looking at other purchases in the New Yorkmetro area, but is concentrating heavily on the suburban markets ofWestchester and Fairfield counties.
