"The location is good for them because it has a lot of amenitiesand parking and it's in the Kendall Square area so you are rubbingelbows with a lot of life science firms," Ted Lyon with TrammellCrow Co. in Boston, tells GlobeSt.com. Terms of the lease were notdisclosed, but lab space in the Kendall Square area generallyranges from the low $20s to the mid $50s per sf, he says.

Lyon, along with Tom Kent, also with Trammell Crow, representedthe tenant, while Tim Bianchi and Matt George, both with LincolnProperty Co. of Boston, represented the owner, One Kendall SquareAssociates. Pervasis will move from its current offices at 790Memorial Dr. into the property in early April, joining otherbiotech names such as Genzyme Corp., Harvard Medical, IdentixPharmaceuticals, Whitehead Institute for BioMedical Research andCharles Stark Draper Laboratories.

The property is part of a nine-building, 668,000-sf mixed usedevelopment that is currently being marketed for sale as "a citywithin a city." Real estate insiders say the complex, which is morethan 70% occupied, could fetch up to $200 million for itsowners.
