The center, which is planned to ultimately span both sides ofSanderson Avenue on the north side of Esplanade Avenue, is in theheart of ongoing residential development on San Jacinto's westside. Leasing agents for the project are Walter Pagel andVanessaBrown of Grubb & Ellis.

Steve Delson, president of DBN, says that the project willinclude a variety of retail and restaurant tenants and will bedesigned as a local gathering spot. Phase I is pad users and shopspace located on the east side of Sanderson Avenue and willinclude, a Walgreens drug store and shop space accommodatingtenantssuch as Starbucks, Quizno's and Jack In The Box. The center isslated to open this fall.

The anchor for the second phase of San Jacinto Esplanade is yetto be determined, but uses that DBN expects to attract include asupermarket, bank and/or a sit-down restaurant. The final phase ofthe project, on the western side of Sanderson, is slatedto breakground in late 2007 and will be located on nine acres directlyacross from Phase I. When complete, San Jacinto Esplanade willcomprise nearly 200,000 sf of retail, dining and servicetenants.
