The Zavata sublease is from the Miami-based Answerthink, whichwill continue to occupy the remaining 46,000 sf in the 70,000-sfbuilding. Scott Gabrielson, SVP of Philadelphia-based Binswanger,represented Answerthink. Tom Bond of NAI Geis represented Zavata,which is an outsourcer of business processing for the healthcareindustry. Terms of the lease are undisclosed. Published askingrental rates for direct leases in Millennium Center propertiesrange from $22 per sf to $27 per sf.

UHS is headquartered a half-mile from its new additional officesat Executive Terrace. The new lease agreement takes occupancy inthe four-story, 131,507-sf building on S. Gulph Rd. to 100%,although 45,000 sf is being marketed for lease later this year. Thebuilding owner is an affiliate of Philadelphia-based BPG PropertiesLtd., formerly Berwind Property Group.

John Perkins and Daniel Brogan of the Philadelphia office ofGrubb & Ellis represented BPG. John Shelly of Trammell CrowCo.'s Philadelphia office represented UHS. Terms of the lease areundisclosed. Published rent rates for office properties on S. GulphRd. range between $17 per sf and $19.50 per sf.
