SAN DIEGO-One of the nation’s leading tenant brokerage firms will be adding to its presence in the local market. Studley has been a player in the metro area for years, but until now has not rooted in with a local office.That changes now with Studley opening an office in Del Mar Heights. The brokerage firm will take space at 12481 High Bluff Dr. The office will be the firm’s 19th office in the country and its sixth in California. Studley also has two offices in Northern California, two in Los Angeles and one in Orange County.To oversee the San Diego market, Studley has tapped commercial real estate industry veteran Brian Ffrench. He will serve as SVP and branch manager for Studley.The move to open a branch office was a logical step, considering the brokerage’s local business in recent years. Studley has been retained on firms with local roots such as Petco Animal Supplies Inc., Gateway, environmental consulting firm 3E Co. and Entriq. These deals have totaled more than one million sf. Another recent deal includes the firm representing Invitrogen, a global biotech firm, in a 330,000-sf lease in Carlsbad.According to Ffrench, office rents in the San Diego area are set to spike. Ffrench believes the market is “ripe with untapped opportunities for tenants as development outpaces demand throughout San Diego County and continues to create a robust inventory of available space for firms looking to either relocate or renegotiate leases.”Investment activity has bolstered that bullish attitude. The Irvine Co. recently struck with the double dip acquisition of One America Plaza and the Koll Center. Both class A properties are in the city’s CBD. Although financial terms were not released, it’s believed the Newport Beach-based firm paid $450 million in the acquisitions.That type of activity bodes well for brokerage firms like Studley, according to the firm’s president. “Opening a San Diego office enhances our presence on the West Coast, which is the company’s largest region in office count and collectively the second highest producing offices behind New York,” says Michael Colacino.”As a major gateway to the Pacific Rim, San Diego is well positioned for the tenant advocacy work that Studley accomplishes for our US-based clients both domestically and abroad,” Colacino adds.
