ATHENS, GA-Emory Morsberger and associates believe they have come up with what could become a new commercial real estate development hot spot, sources close to the envisioned project tell GlobeSt.com. Morseberger is a Lilburn-based developer involved with major Atlanta area commercial real estate developments over the past 20 years

The Gwinnett County developer has formed a 20-member Georgia Brain Trust to design a route over existing CSX Corp. rail lines that would run from 12 Metro Atlanta stations 60 miles northeast to Athens in Clarke County. Four of the 12 proposed stations are in Gwinnett County at Lilburn, Reagan Parkway, Lawrenceville and Cedars Road.

Sources close to the project tell GlobeSt.com the $375-million undertaking could conceivably generate about $5 billion in economic growth to the area over 15 years. New real estate development projects would be part of that growth, sources in a position to know tell GlobeSt.com. The rail line would connect biotechnology research centers at Georgia Tech, Emory University, Georgia Gwinnett College and the University of Georgia at Athens.

Local, state and federal agencies would have to sign off on the project before it could proceed. The Gwinnett Chamber of Commerce supports the planned venture.
