Shaun Henderson, director of leasing for Benenson, says theprogram will begin on April 6. Company officials say the entirerenovation campaign will take about 12 months to complete.

The redevelopment will be the first total makeover of theproperty the firm built in 1980. Benenson is the owner and managerof the 270,000-sf office complex. Henderson adds that theproperty's exclusive leasing agent Cushman & Wakefield islaunching an aggressive marketing effort. He says that part of thecapital improvement program will be to convert the property from asingle-tenant to a multi-tenant property that can handlerequirements of as little as 2,000 sf to more than 200,000 sf.Floorplates are large for this market at 45,000 sf, he notes,adding that he is currently negotiating with five prospectivetenants that have requirements in the 50,000-sf to 200,000-sfrange.

Architectural firm Perkins Eastman is in charge of therenovation program. Exterior improvements will include aFrench-curved cobblestone paved driveway lighted with obelisks anda new Porte Cochere canopy at the doorway. The Alexander Liebermansculpture "Thrust" will remain the property's symbol and focalpoint of the transformation, company officials say. The parking lotat the property is also pegged for a complete makeover.
