GARDEN GROVE, CA-Urban Pacific Builders of Long Beach has signedan exclusive negotiating agreement with the City of Garden Grove todevelop the $300-million Brookhurst Triangle, one of the largestmixed-use projects planned for central Orange County over the nextseveral years.Scott Choppin, managing partner of Urban Pacific,says that the company envisions the new development as a mix ofupscale stores, such as book shops and coffee houses, all in apedestrian-friendly setting comparable to the urban villages thatChoppin's firm is developing in other cities.Urban Pacific will bethe master developer of the redevelopment project. The BrookhurstTriangle project is planned for a site at Brookhurst Street andGarden Grove Boulevard. It will feature approximately 800 units ofhousing plus 30,000 sf of commercial and retail space.Urban Pacificdescribes the housing as "high-density, for-sale attached" units.Some will be in two 10-story high-rise towers of 60 units, withother types of units to include lofts of three and four stories,flats and townhome-style buildings.The Brookhurst Triangle siteconsists of seven acres of vacant land plus eight acres occupied byoffice structures, car dealerships and strip malls. The City ofGarden Grove has been seeking to redevelop the area for sometime.Matthew Fertal, Garden Grove city manager, calls theBrookhurst Triangle "a catalyst for future development radiatingout in all directions" from the major intersection where it isplanned. The project is scheduled to be developed in several phasesover the next several years, with the first housing units availableas early as 2009.The Brookhurst Triangle project will be thelargest of its kind that Urban Pacific has been involved with todate, Choppin notes. The company has been working on design anddevelopment ideas and proposals for the site since 2002, headds.
