SAN BERNARDINO, CA-Hillwood Investment Properties, theTexas-based company that is the master developer of theAllianceCalifornia project at the former Norton Air Force Base, haskicked off construction on the first speculative industrialbuilding at the development. The building will total nearly 914,000sf, according to Hillwood, and will be part of nearly 5.8 millionsf that has been developed at the site since December 2000.The newfacility is called the Gateway North 1 building and is at 786 E.Central Ave. Hillwood expects to complete it in September. Hillwoodis "confident that the speculative space in the Gateway North 1building will be absorbed by the end of the year," says JohnMagness, SVP of Hillwood Investment Properties.One prospectivetenant has already committed for a majority of the building, whereabout 300,000 sf remains available, according to Magness. Hillwooddid not disclose who the major tenant will be.Listing agents forthe new building are Peter McWilliams, Michael Daley and RubenGoodsell of Colliers International's Ontario office. The newbuilding will be the latest in a series of warehouse anddistribution facilities at AllianceCalifornia that house companiesincluding Kohl's Department Stores, the Mattel toy company, StaterBros. supermarkets, the Pep Boys auto supply chain and Medline, amedical supply company that is building a 405,000-sf distributionfacility on 20 acres.The Kohl's warehouse is a 600,000-sf facility,Mattel's is 1.2 million sf and the Stater Bros. distributionfacility totals 1.8 million sf. The AllianceCalifornia projecttotals 2,000 acres of the former Norton Air Force Base land, whereHillwood's plans call for the development of approximately 14million sf of industrial space and logistics buildings.
