Located on 1.74 acres at 4580 Blalock Rd. in the northwestsubmarket, the two-year-old building will be used as a headquarterslocation. The beverage equipment and concentrate distributor isplanning to move into the structure, currently in shell condition,in three to six months. Sunny Sky will vacate leased space at 2500Central Parkway.

"They were in a multiple suites in a multi-tenant building anddecided to double their square footage," says John Ferruzzo of NAIHouston who, with Travis Land, represented the buyer. "They decidedto invest, rather than lease again, because of the low interestrates."

Ferruzzo tells GlobeSt.com that Sunny Sky spent eight monthslooking at various buildings and development sites before makingits decision. "The location was good with this one," he says. "Theyliked the visibility on a major street and the appearance of thebuilding. It's a solid, class A tilt-wall building."
