"It was hard to find that right fit," Jerry Averyt with Henry S.Miller Commercial explains, citing the demand on single-buildinginventory in the 20,000-sf category. He tells GlobeSt.com thatEfficient Attic Systems, which services Home Depot and TXUcustomers, inked a three-year lease for 3148 Quebec St. in theBrookhollow Industrial District.

Averyt says the other requirements--a fenced storage yard and atleast four dock doors--also limited the company's options in thenorthwest Dallas search. For two years, the firm operated in 6,000sf at 1322 Motor Circle, just two miles to the west. "They've beenreally growing," the tenant rep says.

The Quebec Street building, positioned on 1.1 acres, is owned bylocal firm, Jim Lake Co., which had Diane Williams negotiating thedeal on behalf of the owner of record, Quebec Ltd. The space was onthe market for roughly $4 per sf.
