AFM Office Solutions took over 5001 Northeast Parkway to expandits business line to include document storage after several localcustomers lobbed a convincing play for the added service from theirproducts' supplier, according to Jeff Givens, principal for FortWorth-based NAI Huff Partners. He tells GlobeSt.com that AFM'sexecutives "knew where they needed to be so they narrowed in onthat building rather quickly." The upshot is "it was a real easydeal," he says.

Givens had the office/warehouse on the market for $3.15 per sf,triple net for owner, Kensington Realty Co. of Fort Worth. AFMmoved in as soon as the direct deal was inked, taking down as-iswarehouse space and getting some minor upgrades to the 1,500-sfoffice. In closing the deal, the company exited a small salesoffice in Irving and put the team into the Northeast Parkwaylocation.
