The three-story building, going up at 1331 W. Grand ParkwayNorth, will have a small retail component to build in tenantamenities. The services will include a bank, coffee shop andpharmacy. The Mathis Group Inc. of Houston is preleasing theproject as well as developing it.

Joe Mathis, president of the development firm, tells GlobeSt.comthat the building is rising with a 100% occupancy. "It's in a soundlocation in a medical community," he adds. "That's what's drivingthis." The development site is near the recently completed MemorialHermann Katy Hospital at the intersection of Grand Parkway andInterstate 10.

Mathis adds that the land, which the firm banked for six monthsbefore launching construction, does provide room for expansionalthough that's not in the foreseeable future. "We have no specificgroundbreaking plans at this time," says the seasoned medicaloffice developer.
