The 242-room Hilton Garden Inn was made possible by theexpiration of a 30-year restriction on the opening of a HiltonHotel within a 10-mile radius of the Hilton Atlanta Hotel &Towers at 255 Courtland St. With the lifting of the ban, moreHilton Hotels are expected to be built in the future. "We have avery good relationship with Hilton and may do more projects withthem in the future," Legacy founder and president David Marvintells GlobeSt.com.

In addition to the hotel, the project will include 50,000 sf ofrestaurant and retail space and a 670-space parking garage. Thehotel is set to open in November 2007. Marvin tells GlobeSt.comthat the project will be located across the street from theentrance to Georgia Aquarium, which opened last November and hadtwo million visitors in the first six months of operations. Theexpanded New World of Coca-Cola is expected to open in 2007. "Allof the uses in Park Pavilion are very much needed in DowtownAtlanta because of the new level of tourism," he says.

In the past eight years, Legacy has completed five projects inthe Downtown area, including the 321-room Embassy Suites HotelAtlanta at Centennial Olympic Park, the 110-room Glenn Hotel andCentennial Park West condominiums. The company also purchased the225-room Palms Hotel, which it plans to begin renovating in 2007."Park Pavilion will be our biggest project Downtown," Marvinsays.
