The final deal came "with a lot of buildingimprovement dollars," he tells GlobeSt.com. "The owner wanted toprovide us with the tenant improvements to make it work." The redoinvolves a 2,000-sf office build-out and full warehouse makeover.BorderComm, which is just now settling into the industrial space,is one of the leading providers of wireless cross-border linksbetween the US and Mexico.

The Design District building is one of several owned by Jim LakeCo. The local owner had in-house broker Doug Molney negotiate thedeal for a property marketed at $7.50 per sf.
