WHITE PLAINS-Cushman & Wakefield has finalized two major lease transactions at 445 Hamilton Ave., part of the White Plains Plaza office complex here.

Cuddy & Feder, LLP will be relocating operations from 90 Maple Ave. in White Plains to the entire 14th floor (26,226 sf). The law firm, which was founded in 1971, needed to expand from its current headquarters, a converted single-family home. William Null, managing partner of Cuddy & Feder, LLP, says the company’s current space totals approximately 15,000 sf. The law firm initially occupied the 5,000-sf home and later added on approximately 10,000 sf of space more than 20 years ago.

“This has been a home for us for 35 years and now we are looking forward to moving into our new home,” Null says. The company needs to build out its new space prior to its move-in by October. The firm plans to sublet approximately 3,000 sf of its space at White Plains Plaza, he adds.

Glenn Walsh of Cushman & Wakefield represented the building owner, Heyman Properties of Westport, CT, while Christopher O’Callaghan and Peter Sweetser of Cushman & Wakefield represented Cuddy & Feder. O’Callaghan says that while Cuddy & Feder had looked at the entire Westchester County market, the firm was committed from early on to keeping its operations in the Downtown White Plains area.

Walsh also reveals that RCS Inc. will be moving from 12 Water St. in White Plains to 30,000 sf of space at the 312,000-sf 445 Hamilton Ave. property. The firm is expected to move its corporate headquarters to the property by this fall.

Bruce Rothman of Studley in New York City represented RCS in the transaction, while C&W’s Walsh once again represented the building owner.

Walsh notes that he has two additional lease deals of 26,000 sf and 15,000 sf at White Plains Plaza that are close to being finalized. Counting the Cuddy & Feder, and RCS transactions, as well as the two pending deals, Walsh says the 714,000-sf White Plains Plaza, which also includes the One North Broadway building, will be 90% leased.
