The building is owned by the Chicago-based Alter Group. The450-acre Brookside Concourse is part of the 204-acre, mixed-useBrookside business park. Senior vice president of nationaldevelopment Todd Yates and vice president Gregg Metcalf representedthe Alter Group in the transaction. CB Richard Ellis first vicepresident Kerry Davidsen and senior associate Peyton Wimberlyrepresented Mortgage Lenders Network USA.

Metcalf tells GlobeSt.com that the building was vacated by StateFarm about six months ago. MLN is in the process of extensiverenovations to the building's interior and is expect to occupy itin September. "The company chose the building because they wantedto put their employees in a single-story environment for efficiencypurposes, but they didn't want to put them in an environment thatlacked amenities," Metcalf says.

Most single-story buildings are located in industrial parks withlimited amenities, but amenities at Brookside Concourse, all withinwalking distance, include day care facilities, 13 restaurants,shopping, health clubs, a Georgia State University campus, and anetwork of walking trails. "They have a need for a higherconcentration of parking and this location provided it," Metcalfsays.
