Plans for Ft. Belvoir's realignment will be focused around thedevelopment of a new urban center that includes offices, openspaces and community facilities, as well as infrastructure such asutilities, communications systems, roads and transit opportunities.PBS&J and SOM will be responsible for master planning, design,engineering, and program integration of the base's realignment. Theteam and its 16 subconsultants are using the name Belvoir NewVision Planners.

This contract is just the start of what will be a massiverealignment not only of the base itself but the nearby region aswell, Kevin R. Wayer, managing director of Jones Lang LaSalle inWashington, DC, tells GlobeSt.com. "As this master plan getsunderway we will see more activity in the Route 1 corridor as wellas in Fairfax County."

This will include such public-private transactions as enhanceduse lease deals, he says. Also, housing privatization, as well, islikely to continue to draw new business to the area. "The Ft.Belvoir Housing Privatization transaction, for example, is a$500-million development for just under 3,000 residential units,"Wayer says.
