BOSTON-Two leases totaling 43,920 sf have pushed the occupancy level beyond 90% at 226 Causeway St. The leases fill the 10-story, brick and glass building’s 170,000 sf of office space to near capacity.

The largest of the leases was signed by Oxfam America, which will take 35,942 sf of space for its headquarters under a 10-year lease with landlord Intercontinental Real Estate Corp. The global nonprofit agency, which works to end poverty, will occupy space on the building’s fifth floor.

Cleary Insurance also inked a five-year deal on 7,978 sf on the third floor of the building. The insurance agency plans to relocate from its current 133 Portland St. address in Boston into its new North Station offices in late 2006.

Terms of both leases were not disclosed but office space in the North Station area generally runs from the mid-$20s per sf to the high-$30s per sf, a broker familiar with the area says.

John Barry and Thomas Ashe, both with Richards Barry Joyce & Partners, represented the landlord in both lease deals and also handled the transaction for Cleary Insurance. Oxfam America was represented by David Richardson of McCall & Almy in Boston.
