AVONDALE, AZ-An Arizona developer has acquired 39.7 acres for$11.24 million from SunCor Development Co. of Tempe in anoff-market deal. The developer is planning to build a mixed-useproject with mostly commercial space.

Rose Properties, based in nearby Goodyear, has picked up acreageat the intersection of Dysart and Indian School roads for amixed-use project dubbed "Pasadera." Paul Holland, a vice presidentin Phoenix for Colliers International Inc., says a groundbreakingshould take place within two years. "We're working on amending thegeneral plan right now so we're not sure what will be here yet," hetells GlobeSt.com, explaining owners are entitled to amend plansannually. "Our plan to amend this comes in January." He says themix could be office, medical, retail and possibly multifamily.
